Rental repairs and maintenance

If you're a land lord, sooner or later a tenant is going to ask to have something fixed...

Hopefully, it's not an emergency water leak or an expensive garage door replacement, but what ever it is, you need someone to go over there and address their concern. That's when you call me. I'm used to working around tenant's schedules and if it's something small I can usually fix it on the spot, or if it's more than that I can evaluate it and communicate with you and the tenant about repair options. Common things I fix include:

- Doors and door handles that are having issues

- Appliances not working

- Drywall dents and damage

- Bi-fold doors falling off

- Small water damage repair

- Toilet not working

- High up lightbulb replacement

- Furnace or A/C not working

The main purpose of this project was to add a shower to a basement bathroom. It was a relatively new home and it looked as though it was originally planed to have a shower, but someone forgot to put the drain plumbing below the slab. Hence the tile pedestal that the shower is sitting on.

I used to work for a guy who did security cameras and access control, so I've done a fair bit of low voltage wiring, troubleshooting, maglocks, door prop alarms, commercial door closers, and the like.

Every once in a while I encounter a bathroom with carpet...

BAD IDEA!
